Noida: A group of allottees of ATS Kinghood Drive, a commercial project in Sector 152, has filed objections with Noida Authority against the developer’s revised layout plan for Sports City. They alleged that the revised plan proposes commercial activities at nine locations despite the commercial land earmarked for the project having already been utilised for Kinghood Drive.Kinghood Drive has a sanctioned area of 19,844 sqm, while the entire ATS Sports City plot spans 5,06,401 sqm. In the revised layout, submitted by three developers earlier this week, 70% of the land has been earmarked for sports facilities, 26% for residential development and 4% for commercial activities — Logix Infra Developers submitted the revised layout for Sector 150, 3C Green Construction for sectors 78-79 and ATS Homes for Sector 152.“Only 4%, which is 20,256 sqm of the land earmarked for the ATS Homes project in Sector 152, has been allotted for commercial use, and this has been almost fully used for the Kinghood Drive project. However, in the revised layout, the developer has shown commercial development at nine locations,” the project’s shop allottees association president Prithipal Singh Sikka said.The association has objected to all other commercial areas earmarked in the other projects, citing that these violated the lease agreement between ATS and Noida Authority made in Dec 2015.The Kinghood Drive commercial project is proposed to comprise high-street retail spaces across three floors, with nearly 200 shops ranging from around 565 sq ft to 8,460 sq ft. Allottees had booked shops in 2016 and have continued to wait for the shops for 10 years, as only 60% of the work is complete.ATS Infrastructure Ltd chairman and managing director Getamber Anand said the concerns of the commercial allottees will be addressed once they receive the objections officially.The Sports City project was conceived in 2004 when Noida Authority planned to develop sports infrastructure in the city for the Commonwealth Games. Four Sports City schemes — one across sectors 78, 79 and 101 allotted to Three C, another in Sector 152 to ATS Homes and one each in Sector 150 to Logix Infra and Lotus Greens — were launched between 2010-11 and 2015-16 and the allotments spanning 32,30,500 sqm (798 acres) were proposed, of which 70% (559 acres) was to be reserved for sports facilities.Noida Authority, however, stopped work at all four Sports Cities after a Comptroller and Auditor General (CAG) audit on land acquisition and allotment in Noida between financial years 2005-06 and 2017-18 highlighted that Sports City developers had prioritised housing projects while putting sporting facilities on the back burner. The developers subsequently approached Allahabad high court.On Feb 25, 2025, the high court directed a CBI investigation into the allotment of Sports City projects after examining the original scheme, CAG findings, subdivision of plots and alleged violations. CBI subsequently registered cases against developers and Noida Authority officials.Several developers challenged the high court order before Supreme Court. On Nov 24, 2025, the top court ordered the lifting of the ban imposed by Noida Authority. In April, Authority board approved a revised layout for the project. On Sept 29, three developers submitted revised layout plans, and Authority invited public objections and suggestions before taking the proposals forward.
