While Nova East and West are fully residential with 582 units, Spira Tower is mixed-use, with around 200 flats from the 19th to 43rd floors used commercially, including short-term rentals. He said the towers shared a common campus and gates, causing disturbances for residents as rental guests enter and exit at odd hours, creating nuisance and security concerns for the primarily residential community.
