Registration charges surge in city’s major growth corridors

Hyderabad: The city’s western corridor, the fastest-growing real estate belt for over a decade, has been hit with a steep rise in property registration charges. From Friday, the state govt’s revised land rates came into effect across Telangana, covering both agricultural and non-agricultural land.While the western parts of the city saw the sharpest hikes, surrounding areas recorded hikes ranging between 25% and 75%. Several core city neighbourhoods were spared from heavy revisions, with residential colonies capped at 25% hike.The most dramatic change came in Raidurg Panmaktha, where one acre recently fetched Rs 237 crore. Here, the registration rate has been raised from Rs 13.84 crore to Rs 24.22 crore per acre.Madhapur and Khajaguda too were fixed at Rs 24.22 crore per acre. Plot rates along prime stretches — Mindspace, Hi-Tec City Road, Shilpa Layout Flyover, and NH Bombay area — now stand at Rs 78,600 per sq yard, while residential plots are pegged at Rs 48,300 per sq yard.Officials said the govt has streamlined the system into two or three rate brackets to avoid confusion. The core urban region has been divided into three categories: Areas witnessing rapid development, developing areas, and no-development zones. Even within booming localities like Raidurg, separate rates have been set for commercial main roads and residential pockets.In the IT corridor and its surrounds — Gachibowli, Guttala Begumpet, Raidurg Paigah, Nanakramguda, and Izzatnagar — land values rose from Rs 11-13 crore per acre to Rs 19-20 crore. In Chandanagar and Taranagar, the rates moved from Rs 6.79 crore to Rs 11 crore per acre.Kokapet, another hotspot, saw a sharp jump–from Rs 2-4 crore per acre to Rs 6.82 crore on leading roads such as Golden Mile and Rajpushpa Project Road. Plot rates here range between Rs 27,000 and Rs 47,600 per sq yard, while flat rates are revised to Rs 6,600 and Rs 2,700 per sq ft.Narsingi mirrors Kokapet’s pricing, with plots between Rs 27,000 and Rs 47,600 per sq yard.“The govt has reduced registration prices of flats in ground floor in sub-registrar offices such as Rangareddy, Serilingampally, Gandipet, Shamshabad, Medchal, Vallabhnagar, Balanagar and Kukatpally where the existing rate Rs 7,300 per sq ft is reduced to Rs 6,600 per sft in commercial buildings,” a senior registration and stamps department official told TOI.Meanwhile, in saturated core city zones, rates remain unchanged. In Banjara Hills, residential flats continue at Rs ₹4,500 per sq ft, while Film Nagar holds steady at Rs 4,800. Commercial buildings, however, rose from Rs 7,600 to Rs 8,400 per sq ft.Other areas — Himayatnagar, Hyderguda, Chikkadpally, Lower Tank Bund, and several colonies across Hyderabad and Secunderabad — saw no revision at all.
