Hyderabad: Osman Nagar near Tellapur emerged as Hyderabad’s newest realty hotspot on Thursday as the first-ever land auctions in the area fetched blockbuster bids, with one acre selling for Rs 51.25 crore — nearly 30% above the upset price of Rs 39 crore.The Telangana Industrial Infrastructure Corporation (TGIIC) earned Rs 768 crore through the auction of two prime land parcels, signalling strong investor appetite for strategically located urban land. Leading developer Rajapushpa acquired a 10.09 acre parcel for 51.25 cr per acre, while Brigade Group purchased another 5.72 acre parcel at Rs 44 crore per acre. TGIIC officials said the auction achieved a weighted average realisation of Rs 48.6 crore per acre, reflecting robust market response and strong price discovery. The aggressive bidding was driven by Osman Nagar’s prime location near the Outer Ring Road, Neopolis, Financial District and major IT hubs, TGIIC vice-chairman and managing director K Shashanka said. He noted that the multi-use zoning of the parcels added to their attractiveness, allowing a mix of residential and integrated developments in a rapidly appreciating micro-market. Investor confidenceThe TGIIC MD said: “To put it plainly — this result is a direct reflection of the confidence investors have in Hyderabad’s trajectory and in a govt that has consistently delivered on its promises.” Calling the outcome a broader endorsement of Hyderabad’s growth story, TGIIC said the auction reflected the strength of transparent processes, strategic land development and investor confidence in Telangana’s urban expansion. Rajapushpa purchased the parcel as it adjoins its flagship Rajapushpa Lifestyle City, a 400 acre integrated township in Osman Nagar. Commenting on the acquisition, Bharath Raj Reddy, director, Rajapushpa, who heads the residential wing of the firm, said: “This land parcel will serve as a key gateway to our 400 acre township. We are planning a mixed use development comprising a premium retail mall and a gated residential community, further enhancing the overall ecosystem of Rajapushpa Lifestyle City.” He said the purchase marked another major step in Rajapushpa’s commitment to building large-scale integrated lifestyle destinations in Hyderabad.
