HSVP eyes 196 acres for housing hub near Aravalis

Gurgaon: HSVP has initiated the process to procure 196 acres from willing landowners across eight Gurgaon villages under its e-Bhoomi scheme, with 107 acres in Shikohpur emerging as the largest proposed site for a residential sector near the Aravalis.The proposal has been sent to HSVP headquarters for approval. The Authority will begin negotiations with landowners only after receiving clearance, officials said.Shikohpur, located along the Delhi-Jaipur highway, accounts for more than half of the land offered by farmers. According to officials, landowners in the village have expressed willingness to sell about 107 acres through mutual consent instead of compulsory acquisition.The proposed acquisition forms part of the state’s policy to procure land voluntarily for planned urban development. Across Haryana, HSVP has identified around 1.67 lakh acres for future sectors, including nearly 17,000 acres in Gurgaon.“Landowners submitted applications through the e-Bhoomi portal after awareness camps were organised in villages,” said an official. Besides Shikohpur, farmers from Mevka and Dhorka along the Gurgaon-Pataudi Road have offered around 42 acres, while smaller parcels have been offered in other villages, taking the total to about 196 acres.If the acquisition receives approval, HSVP is expected to prepare the layout for a residential sector. “Under planning norms, only about 45% of the acquired land is saleable, while the remaining area is reserved for roads, parks, green belts and public infrastructure,” said the official.The proposal also includes around seven acres offered by landowners in Farrukhnagar near Sultanpur Lake. However, any future development in the area would have to comply with environmental restrictions applicable around the lake’s eco-sensitive zone, where construction is regulated.The proposed expansion near the Aravali belt is also likely to attract attention from environmental groups, making statutory clearances and land-use compliance important before development can proceed.“Landowners from eight villages have expressed their willingness to sell around 196 acres of land. Their applications were sent to the headquarters. The process of purchasing the land will begin after approval is received,” said Rakesh Saini, estate officer-I, HSVP.Officials did not specify the proposed sector number, acquisition cost or timeline for development.
