Gurgaon: A portion of the kitchen balcony ceiling of a flat at Mapsko Royal Ville in Sector 82 collapsed on Tuesday, triggering renewed concerns over structural safety in the residential complex.No injuries were reported as no one was present on the balcony when the ceiling fell.Residents alleged structural deficiencies have remained unresolved in the housing society for years despite several complaints. They said significant deterioration was also visible in the block in which the incident took place.A structural audit had identified deficiencies requiring urgent attention in several towers of the housing society. Despite these findings, residents alleged the developer, Mapsko, has not initiated comprehensive repair work.“The collapse is not an isolated incident but a warning that longstanding structural concerns cannot be ignored any longer, particularly during the monsoon season,” a resident said, requesting anonymity. Many also expressed apprehension that unless immediate remedial measures are undertaken, similar incidents could occur elsewhere in the complex.The residents’ welfare association also came under criticism from several residents, who questioned why stronger action had not been taken to compel the builder to carry out repairs. They alleged that despite collecting maintenance charges, the RWA and the estate management agency had failed to adequately address issues relating to the building’s structural upkeep. Some residents also demanded greater transparency regarding the utilisation of maintenance funds.Residents further claimed that the structural issues had been brought to the notice of the district town planner, and references had also been made to Haryana Real Estate Regulatory Authority. However, they alleged that no visible enforcement action or time-bound repair plan has been implemented so far.The residents have demanded an independent technical inspection of the affected tower, immediate implementation of recommendations made in the structural audit reports, and legal action against those found responsible for any negligence. They have also sought a comprehensive audit of maintenance expenditure and clear accountability from both the builder and the RWA.Attempts to obtain a response from representatives of Mapsko and the RWA were unsuccessful till the time of filing this report.
