As flights take off at Noida airport, focus now shifts to Aerocity

Noida: With commercial flights now taking off from Noida International Airport, the vast stretch around the greenfield hub is preparing for its next transformation — from open land and industrial plots into a full-fledged aerotropolis of hotels, malls, multiplexes, logistics parks and business districts.For Yamuna Expressway Industrial Development Authority (YEIDA), the launch of passenger operations on June 15 and cargo services on June 17 marks more than the start of aviation activity. It is the trigger for an airport-led urban ecosystem that has been years in planning.An aerotropolis is an urban region where land use, infrastructure and economic activity are designed around the airport. “The Authority incorporated the concept in master plan 2041. These hospitality and commercial projects will gradually take shape as airport operations expand and economic activity rises,” said Shailendra Bhatia, additional chief executive officer of YEIDA.The first signs of this transformation are already visible. Roseate Hotels and Resorts is constructing an airport hotel near the terminal, expected to be operational within six months.But that is only the beginning.YEIDA has earmarked nearly 6,500 acres for the aerotropolis zone, spread across sectors 30, 31, 23A, 23B, 23C, 23D, 23E, 7 and 8. These sectors, located along Yamuna Expressway, will house retail hubs, shopping centres, exhibition spaces, resorts, banquet halls, guest houses, wellness centres and entertainment zones.The plan also includes sports facilities, socio-cultural spaces and low-rise residential pockets, designed to support a self-contained airport city.Officials said the zone falls within the airport’s influence area, where building heights are capped at 24 metres in keeping with norms of Airports Authority of India. The restriction means the focus will be on integrated development rather than vertical growth.Officials said YEIDA’s urban town planning department has begun work on the design framework, which is aimed at creating the impression of a modern, seamless cityscape for commuters travelling along the expressway.The vision goes beyond hospitality and retail.Alongside the aerotropolis, YEIDA is accelerating industrial development around the airport to build a larger economic corridor anchored by aviation, warehousing and manufacturing.Authority data till March 31 this year shows 3,175 industrial plots have already been allotted. Lease deeds have been executed for 2,495 plots, while possession has been handed over for 1,785.Building plans for 716 industrial units have been sanctioned, construction is underway on 314, and 60 units have been completed. Of these, 33 are already operational under the Factories Act.Officials said they expect the combined push — airport, aerotropolis and industry — to generate thousands of jobs and turn the Noida airport belt into one of NCR’s biggest new investment zones in the coming years.
