Gurgaon: The department of town and country planning (DTCP) on Tuesday sealed a paying guest (PG) accommodation operating from a property belonging to a local councillor, along with three other buildings in DLF-3.Intensifying its crackdown on unauthorised construction and commercial activities, the enforcement team also demolished illegal structures built in stilt parking and cleared encroachments from around 1.5km of road right of way (ROW).At W-12/9, officials found extensive construction in the stilt area of a stilt-plus-four-storey building constructed on a nearly 1,000-square-yard plot. Around 500sqm of the stilt area had allegedly been converted into a projector room, bar room, bedroom, drawing room, lift lobby and additional toilets. The structures, including four toilets, were demolished using an earthmover.Town planner Amit Madholia said floor owners told officials that builder Jatin Arora had constructed the structures in the stilt parking and sold the area to them. According to the owners, attempts to contact the builder since Monday had failed as he was not answering calls.Officials said building regulations allow only limited construction in stilt areas — up to 16sqm on plots measuring up to 200sqm and 20sqm on larger plots. The remaining area is required to be kept available for parking.The team then moved to W-5/32, where only stilt plus two floors had been sanctioned, but two additional floors had allegedly been constructed and were being used as a PG. Officials found 28 rooms in the building and sealed them. The PG was operating from a building belonging to a local councillor, officials said.At W-5/31, a guesthouse was allegedly operating illegally from a basement, ground and first-floor structure. Officials found 10 rooms, while a dry-cleaning and laundry operation was also running from the basement. The entire building was sealed.Another major violation was detected at Maulsari-62, where 36 rooms were being constructed in a stilt-plus-four-storey building. Officials said the rooms had reached the finishing stage. All 36 were sealed.As part of the same drive, the enforcement team cleared encroachments along nearly 1.5km of ROW and demolished four guard rooms constructed on road land.“Stilt parking is meant for vehicles. Construction of rooms reduces parking space and forces vehicles onto roads, affecting traffic. PGs and guesthouses operating without permission also inconvenience residents,” Madholia said.He cautioned buyers against purchasing rooms or other spaces carved out by builders in stilt parking. “Such construction is illegal. People should avoid buying these spaces. Action will be taken wherever violations are detected,” he added.
