Gurgaon: More than 500 notices have been issued to property owners in some of the city’s prominent licensed colonies for alleged violations involving illegal construction, parking and other building norms.With the department of town and country planning (DTCP) stepping up enforcement following Supreme Court directions, the highest number of notices — across five upscale colonies — has been issued in Sushant Lok-1.Sushant Lok-1 has accounted for 235 properties involved in alleged violations. This is followed by Vipul World with 148 notices, Ardee City with 71, South City-1 with 46 and Greenwood City with 29 notices.Officials said the violations identified during the exercise include construction beyond permissible limits, changes made in areas meant for servant rooms and violations of prescribed zoning norms. Other deviations from approved building plans and violations related to designated parking spaces have also been flagged.District town planner (enforcement) Amit Madholia said, “Teams are conducting detailed inspections in the licensed colonies to identify violations of approved building plans, unauthorised construction, parking-related violations and misuse of residential properties. Notices are being issued wherever violations are found and further action will be taken as per the applicable rules. The objective is to ensure compliance with sanctioned plans and prevent unauthorised changes or construction in licensed colonies.”The enforcement drive comes after directions from the department’s senior officials to conduct a comprehensive survey of licensed colonies following SC’s focus on effective action against unauthorised construction and misuse of properties.The survey teams have been instructed to document violations and map them against the latest approved layout plans of the respective colonies. The exercise is intended to establish the nature and extent of violations before further enforcement action is initiated.DTCP has deployed teams to identify properties where construction or use is not in accordance with approved plans and applicable regulations.Officials are also examining cases where designated parking areas have allegedly been altered, encroached upon or used in violation of prescribed norms.Parking-related violations have emerged as one of the concerns during the ongoing inspections, particularly in densely developed residential colonies.Apart from construction-related violations, the department has also issued notices over commercial activities allegedly being carried out from residential premises.Officials said the total number of notices issued in such cases stands at 195, including 180 notices that had been served earlier.The department is expected to initiate further action against properties where violations are not rectified or where owners fail to provide satisfactory explanations.Depending on the nature and extent of the violations, action could include sealing of premises and removal or demolition of unauthorised construction in accordance with the applicable rules.Officials said the exercise covers several licensed colonies and will continue to focus on unauthorised construction, misuse of residential properties, zoning violations and parking-related breaches. The department is also compiling details of the action taken as part of the compliance exercise.
