Hyderabad: Telangana govt has sharply revised land rates within Hyderabad’s Outer Ring Road, in some cases by as much as 100%, while sparing many rural areas from steep hikes in property registration charges.From Friday, the new rates came into force across the state. The existing minimum rate of ₹1.75 lakh per acre has now been raised to ₹2.75 lakh per acre, marking a significant shift in the valuation of land.In line with prevailing real estate conditions, the hike for flats and open plots in rural towns and district headquarters was kept moderate, restricted to between 10% and 20% on existing rates.Officials carried out the exercise separately for rural, urban, semi‑urban and district headquarters, factoring in commercial and residential zones, as well as plots abutting main roads like 100‑feet stretches and internal roads.Revenue minister Ponguleti Srinivas Reddy is understood to have instructed officials not to impose abnormal increases in rural areas, keeping farmers’ interests in mind.Official sources confirmed that several districts saw no revision at all. “The govt has not increased land rates for property registration in as many as 65 villages in Adilabad, Jangaon, Hanumakonda, Mancherial, Bhupalpally, Peddapalli, Karimnagar, Narayanpet, Medchal Malkajgiri and even in Rangareddy districts,” an official of the registration and stamps department said.Before finalising the enhancement, the govt conducted a scientific study of the real estate market in each region. In certain areas, existing rates were already high, prompting demands for reductions. The govt chose not to increase rates in those pockets, while in others only nominal hikes of 10-20% were applied to agricultural properties.For instance, in Karimnagar city, the minimum rate now stands at ₹6 lakh and the maximum at ₹90 lakh. In Nizamabad, the revised minimum is ₹2.25 lakh per acre, while the maximum reaches ₹1.20 crore. Nalgonda too reflects similar adjustments, with a minimum of ₹2.25 lakh and a maximum of ₹1.18 crore per acre after revision.Open plot rates were kept modest, starting at ₹600 per sq yard, with most rural areas capped below ₹5,000. Even in Amangal town, close to the proposed Regional Ring Road, the rate is pegged at ₹3,200 per sq yard, officials said.
