Hyderabad: In just eight months, a mere two-square-kilometre patch of Raidurg — Hyderabad’s Knowledge City — has contributed more than Rs 5,000 crore to Telangana’s coffers, emerging as the state’s most valuable real estate hotspot.The Telangana Industrial Infrastructure Corporation (TGIIC) has driven this windfall gain through a series of high-value land auctions, reinforcing Raidurg’s status as a major revenue source for the state govt.Officials describe the 439-acre expanse as a “gold mine”, with IT majors, corporate giants, and marquee institutions such as T-Hub and T-Works anchoring projects in one of Hyderabad’s most premium corridors. Its proximity to the international airport and robust connectivity have further boosted its appeal.The Congress govt, which assumed office in Dec 2023, conducted its first auction in Oct 2025. A one-acre parcel fetched Rs 177 crore, generating Rs 3,135 crore in revenue. A month later, another 0.97-acre parcel brought in Rs 160 crore.The latest auction, held on Thursday, shattered previous records. A 6.29-acre parcel was sold for Rs 1,490 crore, translating to an unprecedented Rs 237 crore per acre. Another five-acre plot, scheduled for auction on June 1, is expected to generate at least Rs 1,000 crore, with bids likely to exceed Rs 200 crore per acre.TGIIC has steadily increased the upset price — from Rs 101 crore per acre in Oct to Rs 139 crore in the latest round — reflecting soaring demand for land in the corridor.According to officials, the Raidurg layout spans 439 acres, excluding water bodies. Of this, 30 acres have been earmarked for metro rail and biodiversity zones, while two acres are affected by road alignments. The remaining land comprises 205 acres of plotted area, 77 acres of roads, 110 acres reserved for open spaces and rock preservation, and 14 acres allocated for amenities. Barely 10 acres now remain available for auction.After Raidurg, Kokapet has emerged as the second major hotspot, generating nearly Rs 4,000 crore through land auctions in the Neopolis layout. The scale of transactions there has also been remarkable, with a 49-acre stretch fetching around Rs 2,000 crore. Yet Raidurg’s valuations stand apart: a much smaller six-acre parcel generated close to Rs 1,500 crore, underlining the extraordinary premium commanded by both corridors in Hyderabad’s booming real estate market.With every successive auction setting a new record, Raidurg has become the defining symbol of Hyderabad’s property boom — a corridor where land is not merely scarce, but immensely valuable.
