DTCP orders audit of residential society in Gurgaon after concern over balconies
The directions were issued after residents of the society submitted a complaint on Friday, raising concerns over structural safety

Gurgaon: Department of town and country planning (DTCP) has ordered a comprehensive structural audit of Ramprastha Primera in Sector 37D after residents raised concerns over the structural condition of the group housing society, particularly its balconies and projections.In directions issued to Ramprastha Promoters & Developers Pvt. Ltd., district town planner (enforcement) Amit Madholia instructed the developer to undertake a colony-wide structural audit at its own cost. The audit is to be carried out by any one of the four structural engineers empanelled by the committee headed by Gurgaon’s additional deputy commissioner and must begin within the next 15 days.The directions were issued after residents of the society submitted a complaint on Friday, raising concerns over structural safety.Apart from the audit, the developer has been directed to repair all balconies in the project, irrespective of whether the apartments are occupied or vacant. The order also mandates rectification of all cracks, plaster defects and any other structural or allied deficiencies identified during the inspection, with the entire expenditure to be borne by the developer.DTCP has asked the developer to ensure the structural stability and safety of the project during the execution of the repair works. It warned that in the event of any mishap, accident, structural failure or loss of life or property attributable to negligence, non-compliance with the directions or failure to undertake the prescribed remedial measures, the entire responsibility would rest with the developer. The order further states that appropriate legal and regulatory action would be initiated without further notice in case of any violation.A resident of the society said the directive had provided reassurance after repeated concerns over the condition of balconies. “Residents have been worried about safety for quite some time. We hope the audit is conducted independently and all deficiencies are rectified without delay,” the resident said.Another resident said the exercise should go beyond cosmetic repairs. “The focus should be on identifying the root cause of any structural weakness. Transparency in the audit findings and timely implementation of the recommendations will be crucial for restoring residents’ confidence,” the resident said.The move comes a day after a balcony collapsed at Tower E of Imperia Esfera Phase II in Sector 37C, narrowly missing a child. Following that incident, DTCP had directed the developer of the residential society to conduct a structural audit of the affected tower and undertake repairs.
