Ghaziabad: Ghaziabad Development Authority (GDA) on Thursday passed a slew of proposals pertaining to the change in land use.To deal with the rising demand for residential units, GDA board approved a proposal in which land use of a land parcel in Indirapuram has been changed to residential from commercial. GDA board also approved land use change of 24 hectares of land in its Harnandipuram scheme from agricultural to residential.A GDA official told TOI, “The UP cabinet has allowed the development authorities to change land use of a plot of up to 6,000 sqm. On Thursday, GDA board changed the land use of 5,965 sqm of land from commercial to residential in Indirapuram’s Shakti Khand 4. This was to meet the rising demand for dwelling units in prime locations such as Indirapuram where land is scarce. In Dec last year, the state govt vested development authority powers to change land use of land plots taken up under CM Urban Expansion New City Promotion Scheme from agricultural to residential and making use of that power, GDA board has now approved land use change of 24 hectares of land spread across two villages, Bhowapur and Shahpur Nij Morta, from agricultural to residential.”In Hasanpur Lodha falling in Dhaulana tehsil, 12 hectares of land, which was originally agricultural, has been changed to industrial in keeping with the UP Micro, Small and Medium Enterprises Promotion Policy 2022. This proposal was also passed. Another proposal pertained to two land parcels earmarked for group housing societies in GDA’s Indraprastha measuring 12,868 sqm and 2,020 sqm. “It was proposed that these two land parcels, where group housing societies were to be developed, will now be plotted where single-storey and multistorey buildings will be allowed,” said the GDA official.The state govt has sought from GDA a feasibility report, financial justification and cash-flow report of an international cricket stadium, which is being jointly developed by the development authority and UP Cricket Association. “GDA board discussed the draft MoU and the feasibility report of the international cricket stadium, which has been largely accepted and shortly it will be sent to the state govt. We will also employ land pooling means to acquire land, which is jointly developed by UPCA and GDA,” said the official.
