Mumbai: An advance rent for two years will be paid to Kamathipura residents once they vacate their units, announced MHADA CEO Sanjeev Jaiswal on Friday evening. MHADA is the nodal agency implementing the project. The project will be implemented through a Construction and Development Agency.At a presentation on the Kamathipura Redevelopment Project to residents, Jaiswal said residents will also receive rent cheques for the third year, and Rs 25,000 will be given as one-time shifting charges. Considering the demands of non-residential occupants, Jaiswal said a provision has been made for enhanced rent based on the area of the premises. Accordingly, monthly rent of Rs 25,000 for premises up to 200 sq. ft., Rs 30,000 for premises measuring 200 to 400 sq. ft., and Rs 35,000 for premises measuring more than 400 sq. ft. has been approved. He also clarified that landowners will be paid Rs 25,000 per plot per month as rent during the redevelopment period.The project, proposed over an area of approximately 34 acres, covers around 475 cessed buildings and 259 non-cessed buildings. More than 8,000 residents and tenants are associated with the project, including approximately 6,625 residential tenants and 1,376 commercial tenants, along with around 800 landowners. In addition to planned rehabilitation of the existing residents and tenants, the redevelopment project envisages the construction of approximately 4,500 additional residential units.
