Hyderabad: The state govt has granted a special relaxation to permit the construction of a commercial high-rise building on three adjoining plots in Jubilee Hills, allowing additional height and other concessions subject to specific conditions. In a GO issued by the metropolitan area & urban development department on Monday, the govt approved the request of CG Murali Mohan and others for the development of a commercial building on three plots, located on Road No 10.The order follows an examination of the applicants’ representation, a factual report submitted by the Greater Hyderabad Municipal Corporation (GHMC), the provisions of the building rules, master plan proposals, road widening plans and similar precedents where such relaxations had been granted.According to the govt, the site abuts Road No.10, which has already been notified as a commercial road. It also noted that the property is affected by the proposed 36-metre road widening under the master plan and that the applicants have agreed to surrender the required land for road widening free of cost for the project.As a special case, the govt has permitted GHMC to consider the proposal with several concessions. These include allowing the building height up to 30 metres, permitting two additional floors through Transferable Development Rights (TDR) over and above the 30-metre limit, and allowing an environmental deck floor in accordance with the existing guidelines. The order also permits covered balcony projections of up to two metres and allows setback relaxations wherever permissible under the building rules.
